Koi Zen Cellars has been voted the best winery of San Diego for the last 7 years (awaiting results for 2024 due in July 2024) and has a wine club of approximately 400 people providing a continual stream of revenue accounting for approximately 1/3 of all sales. Many current wines in bulk and bottled have won numerous national and international awards and recognition. The brand Is well-recognized and has room to expand with adjunct branding and brand lines. The owner intends to sell the winery as a turn-key operation including all assets, branding, rights, trademarks, and licensing. With a strong personal guarantee, the owners may provide up to 80% seller finance at competitive rates. The name Koi Zen Cellars Inc (Koi Zen Cellars brand name) is a registered C-Corporation in the state of California and has all required registration and seller permits in place. Recently the CRV account has been established with the state. The current owners own 100% of all stock. As a C-Corporation, the transfer of ownership is simplified and provides personal protection. Koi Zen Cellars is a TTB-bonded 02 Winery at both the federal and state level. This license allows the winery to produce, buy, and sell alcoholic beverages made from fruit. Few restrictions apply and the licensing fee is minimal at approximately $120/year. There are no current restrictions or recitals on production limits which is unusual. Per CA professional code, the business is allowed to operate between the hours of 6:00 am and 2:00 am 7 days a week (verify). Amplified music is allowed (additional SEASAC, ASCP, and BMI licenses may apply for the reproduction of copyrighted material) and weekly entertainment is typical at the winery. The license privileges also allow for the sale of beer during private events. The production and sale of Brandy is also allowed at the state level (federal permits may be required). Current licensing does not allow for the production or sale of spirits and non-packaged food. During COVID-19 the winery boundary was expanded to include the 8-parking space and lawn, sidewalk directly in front of STE P & Q for the sale and consumption of alcohol. This outdoor space can only be used on a day-by-day basis. It is unclear when this allowance will expire. This outdoor space is often used for large events, music, entertainment, and club pickup parties.
